De Drie Notenboomen and Stichting Onroerend Goed
De Drie Notenboomen is the franchisor behind small-scale residential care concepts such as Thomashuis, Herbergier, Zorgbutler and Thomas op Kamers. Within these concepts, individuals with care needs live in a homely, small-scale environment.
De Drie Notenboomen does not own real estate. Our expertise lies in small-scale care delivered through franchising. Our partners in housing development and property investors own the premises where our care concepts are located. To organise the real estate side of our residential care concepts in a meticulous and future-proof manner, a separate foundation, Stichting Onroerend Goed (Real Estate Foundation), was established within DDN. This foundation manages the real estate associated with De Drie Notenboomen's residential care concepts.
Since 1 January 2020, all rental flows and lease agreements have been processed through Stichting Onroerend Goed DDN. This ensures that real estate management—including all income and expenditure—remains as transparent and structured as possible.
Purpose and approach of Stichting Onroerend Goed DDN
The purpose of Stichting Onroerend Goed DDN is to safeguard the real estate continuity and financial position of DDN's residential care concepts. This applies to Thomashuis, Herbergier, Zorgbutler, Thomas Op Kamers, and any future concepts.
In addition, the foundation is committed to providing affordable housing for DDN's small-scale residential care concepts. In doing so, it also contributes to public housing, particularly for individuals with assessed housing and care needs.
To secure housing, long-term partnerships are formed with investors, typically through 10 to 20-year lease agreements. DDN's real estate team supports property partners with the delivery and maintenance of premises. When contracts come up for renewal, DDN negotiates the investments required to keep the housing concept current, fit for purpose, and future-proof.
The SOG has a Board of Delegates. This consultative and advisory body consists of representatives from the franchise associations of Thomashuis and Herbergier.
